Staging Tips - Make the Most of Every Showing!
Walk-Up Appeal
The first impression you make on buyers makes a lasting impact on their opinion of your home. Make sure the lawn is well manicured. Rake leaves, trim shrubs and trees, remove any dead plants, plant seasonal flowers, get a new welcome mat and make sure your house numbers are visible and attractive. A fresh coat of paint on the trim can make a big difference!
Lighting
Bright, well-lit homes sell faster! Pull back the drapes, open the blinds, and turn on your lights! Go ahead and replace all your light bulbs so one isn’t burned out for a showing.
Squeaky Clean!
A clean house is always more appealing than a dirty one.Buyers will see dust or grim as a sign that you have not kept up with the necessary maintenance a house needs.DEEP CLEAN!Make sure kitchens and bathrooms are especially spotless!These are the two rooms that sell homes.Wash the windows, dust all surfaces, clean the fans, wipe down all baseboards.
De-Clutter
Go ahead and box up family photos, collections and collectibles, and excess books. Get rid of or box up all newspapers and magazines. When selling a house, less is more! In bathrooms, put all personal products out of sight. The only thing that should be on the counter is a simple arrangement or accessory. In the kitchen, all small appliances should be put away. Again, keep the counters clean and sparse. Remove all messages and magnets from the fridge.
Closets & Cupboards
Remove and pack up at least half of all cabinets and cupboards. Organize the items left in there. Buyers will open your doors to see what kind of storage the home offers. The more organized and roomy it looks, the more appealing your house will be!
Plants
Dead and dusty lose value…throw them out! Make sure all plants are fresh and dust free. Keeping a vase or arrangement of fresh flowers out in the kitchen or dining room is always a nice touch.
Repairs
Make all the repairs that you are aware of.A home inspection will find all of these and a seller estimates twice the actual repair cost which takes away money from their off.Too many little projects turns buyers off.They will also question if the house has been well taken care of.
Smells
Hide all pet smells. Place a baking soda in any areas that tend to be musty or smelly. You want your home to smell fresh and clean to anyone who walks in!
Paint
Fresh paint can make a huge difference!It is the cheapest way to update and freshen up a space.Make sure you stick to neutral colors that appeal to all tastes and styles.Warm creams or light khakis appeal to the largest percentage of buyers and go with any decor!
Setting the Mood
Play quiet music during showings. Turn on all the lights. Leave fans going on low. Bake some cookies or set out some fresh potpourri to make sure your home smells fresh and clean!
